The most common mistake buyers make here is treating The Palisades as one subdivision. It is not. It is a master-planned community large enough to contain neighborhoods that were designed for different buyers, delivered by different builders, in different years, with different lot conditions and different governing documents.
A four-thousand-square-foot custom home on a wooded golf-frontage parcel and a low-maintenance attached residence a few minutes away are both accurately described as “a home in The Palisades.” Almost nothing else about them is the same. This page separates the housing types so the distinctions stay intact.
Housing Types
Five kinds of home, one community.
Attached and villa-style homes
Lower-maintenance product concentrated in specific neighborhoods rather than spread across the community. Exterior maintenance responsibilities differ from the detached sections, and those obligations are set by the governing sub-association, not by the community at large.
Production single-family homes
The largest share of the housing stock. Built from a builder's plan library with elevation and finish options, typically delivered in phases across a single neighborhood so that streetscapes read consistently.
Semi-custom homes
Builder plans taken well past their standard options — structural changes, upgraded millwork, expanded outdoor living. Common in the middle and upper tiers of several neighborhoods.
Custom estate homes
One-off residences designed for a specific lot and owner. Concentrated in the larger-lot sections and on premium golf and water-oriented parcels. Architecture, materials, and scale vary far more here than elsewhere in the community.
Golf-course homes
Homes with frontage on or adjacency to the course. Course adjacency is a lot condition, not a membership. Views, orientation, privacy, and ball-strike exposure differ hole by hole.

Housing type varies by neighborhood, not by community
The Palisades is a large master-planned community, not a single subdivision. Square footage, lot size, garage configuration, builder, and price band change from one neighborhood to the next. Never carry a fact from one enclave to another.
Lake proximity is neighborhood-specific
Some sections sit close to Lake Wylie; many do not. Lake views, water frontage, and any form of water access must be verified for the specific parcel — they are not features of the community as a whole.
Association obligations differ by section
A large planned community can contain multiple associations and sub-associations with different assessments, maintenance responsibilities, and architectural review processes.
Club membership is separate from ownership
Buying a home here does not by itself confer membership in the private club. Membership categories, availability, and costs are set by the club.
