A community delivered in phases over two decades contains sections at very different stages. This page explains how to tell them apart — and what a published builder list can and cannot tell you.
The unhelpful thing about most new-construction pages is that they are written once and left standing. A builder listed as “active” may have closed out its final release years earlier, and a section described as “coming soon” may be fully occupied.
Rather than publish a roster that quietly goes stale, this page sets out the four stages a Palisades section can be in and the questions that establish, today, which one applies to the home in front of you.
Stages
Four states a section can be in.
Actively selling sections
Neighborhoods where a builder is still releasing lots and writing contracts. Availability in a community this size moves quickly, and a section can close out between one visit and the next. Confirm current release status directly with the builder before planning around it.
Completed phases
Sections that have delivered their final homes. These trade as resale, even when the houses are nearly new. Builder warranty coverage may or may not transfer, and its remaining term should be confirmed in writing.
Resale-only neighborhoods
Earlier phases of the community where all original construction is long finished. Value-add here comes from renovation rather than from specification choices.
Custom lot construction
Individually owned parcels built one at a time rather than in a builder release. Timelines, review, and permitting are handled by the owner's team rather than by a production builder's process.

Which association will govern the home
A large planned community can contain multiple associations. Ask for the specific declaration and current assessment schedule applying to the lot, not to the community generally.
What the base price actually includes
Elevation, structural options, lot premium, and finish allowances are separately priced by most builders. Compare fully specified totals, not base prices.
The architectural review path
Plan approval requirements differ between builder-controlled sections and individually owned lots. Confirm what review applies before committing to a design.
Permitting and site conditions
City of Charlotte permitting, tree ordinance requirements, stormwater controls, and grading conditions all affect schedule and cost. These are parcel-specific.
School assignment for the address
Charlotte-Mecklenburg Schools assigns by address and has redrawn southwest Charlotte boundaries more than once. Verify with the district's locator rather than with a sales office.
Club membership terms
Purchasing a new home does not by itself confer membership in the private club. Categories, availability, and costs are set by the club and confirmed with the club.
