Waterfront, golf, and club communities carry their own vocabulary — and much of it hides consequences. These are the terms that come up around The Palisades, defined plainly, with the reasons they matter.

Community & Governance
- Architectural Review Committee (ARC)
- The body that reviews plans for new construction, additions, exterior alterations, and landscape work against a community's design guidelines. In golf and waterfront communities, ARC review typically also covers rooflines, exterior lighting, and shoreline-facing elevations.Local specialists →
- Covenants, Conditions & Restrictions (CC&Rs)
- Recorded, deed-binding rules that govern what an owner may build and how a property may be used — setbacks, materials, fencing, docks, short-term rental limits, and more. CC&Rs run with the land and survive changes in ownership.
- Enclave
- A named sub-neighborhood inside a larger master plan, usually with its own street pattern, lot sizes, and architectural character. The Peninsula, Shoreline Manors, Fairway Ridge, Hawthorne Estates, and Carrington Park each read as separate enclaves.Neighborhood guide →
- Extraterritorial Jurisdiction (ETJ)
- Land outside a municipality's corporate limits where the municipality still administers planning and zoning. Parcels in southwest Mecklenburg County can fall under city planning authority while remaining outside city limits for some services.
- Homeowners Association (HOA)
- The nonprofit corporation that maintains common areas and enforces recorded restrictions for a community. Assessments, covenants, and enforcement authority vary by enclave and should be confirmed against the current recorded documents for a specific address.Community FAQ →
- Master-Planned Community
- A large development laid out under a single long-range plan that fixes the location of roads, open space, amenities, and residential parcels before individual homes are built. The approach is why amenity land and shoreline buffers at The Palisades were reserved rather than absorbed by lots.
- Piedmont
- The rolling plateau region between the Atlantic coastal plain and the Blue Ridge, covering Charlotte and its surroundings. Piedmont topography — gentle ridges, red clay soils, and hardwood cover — shapes both the golf routing and the elevated homesites here.
- The Palisades
- A master-planned residential community of roughly 1,600 acres in southwest Charlotte, North Carolina, organized around Lake Wylie frontage, a Jack Nicklaus Signature golf course, and a private country club. It is composed of multiple distinct neighborhoods rather than a single uniform subdivision.About the community →

Lake & Shoreline
- Buffer Zone
- A strip of protected vegetation between developed land and the water's edge, retained to control erosion and runoff. Buffers explain why mature tree cover screens many lakefront homes from the water rather than lawn running to the shore.
- Catawba River
- The river system, rising in the North Carolina mountains, whose chain of impoundments includes Lake Wylie. Flow management across that chain governs lake levels and, indirectly, dock and shoreline conditions.
- Cove
- A sheltered inlet off the main channel. Coves stay calmer in wind and boat traffic, which suits swimming and paddling, but they are typically shallower and can silt over time.
- Deepwater Frontage
- Shoreline where usable water depth persists at the dock through normal seasonal drawdown, allowing larger craft to remain moored. Depth varies significantly between exposed points and the backs of shallow coves.Waterfront enclaves →
- Drawdown
- A planned seasonal or maintenance lowering of reservoir elevation. Drawdowns temporarily reduce depth at docks and are the usual window for shoreline repair and dock work.
- Full Pond
- The target full-reservoir elevation for a lake, expressed in feet above mean sea level. Water depth at a given dock is described relative to full pond, which is why 'deepwater' claims should be verified against the current published elevation rather than a photograph.
- Lake Wylie
- A reservoir on the Catawba River spanning the North Carolina–South Carolina line, impounded by Duke Energy's Wylie Hydro Station. It provides the western water frontage for The Palisades and supports year-round boating, fishing, and paddling.Lake Wylie living →
- No-Wake Zone
- A marked area where vessels must travel at idle speed, protecting docks, swimmers, and shoreline from wake damage. Marina approaches and narrow cove entries are commonly designated.
- Shoreline Management Plan

Golf
- Bentgrass Green
- A cool-season putting surface prized for smooth, fast roll. In the Carolinas' transition-zone climate, bentgrass demands intensive summer management, which is why maintenance practice is a meaningful quality signal.
- Corridor
- The continuous band of playable and buffer land along a hole, from tee to green. Homes described as 'on the corridor' overlook this band; the width of the buffer determines actual privacy from play.Fairway Ridge →
- Jack Nicklaus Signature Course
- A course designation used when Jack Nicklaus is personally involved in the routing and design decisions, as distinct from courses carrying only the Nicklaus Design studio name. The Palisades course carries the Signature designation.The Nicklaus course →
- Practice Facility
- The range, short-game area, and putting complex supporting a course. A grass tee line, target greens, and a dedicated short-game complex distinguish a serious facility from a simple driving range.Course and practice →
- Routing
- The sequence and placement of holes across a site. Routing determines which land becomes fairway and which becomes homesite, and it is the single decision that most shapes a golf community's street plan.
- Slope & Course Rating
- Paired difficulty measures: course rating estimates the score a scratch golfer should shoot, while slope expresses relative difficulty for a bogey golfer. Together they set handicap adjustments from a given set of tees.

Club & Membership
- Capital Assessment
- A periodic charge levied to fund facility construction or major renovation, distinct from operating dues. Clubs use assessments to modernize clubhouses, courts, and aquatics without borrowing.
- Initiation Fee
- A one-time amount paid on joining a private club, separate from recurring dues. Terms — including whether any portion is refundable or transferable — are set by the club and change over time.
- Membership Category
- The tier that defines which facilities a member may use — commonly full golf, sports or social. Categories carry different initiation and dues structures and may have separate waitlists.
- Private Club
- A club whose facilities are available to members and their guests rather than the public. Access is governed by membership category, not by home ownership, unless a community's documents explicitly tie the two together.The country club →
- Reciprocal Privileges
- An arrangement allowing members of one club limited access to affiliated clubs elsewhere, usually with advance arrangement and guest-rate play.

Architecture & Building
- Massing
- The overall three-dimensional bulk and arrangement of a building's volumes. Low, horizontal massing keeps a lake house subordinate to its shoreline; tall, vertical massing competes with it.
- Motor Court
- A paved forecourt that organizes arrival and garage access away from the primary facade, typically screened by hedging or walls. Common on the larger interior estate lots.
- Rough-In
- The construction phase in which mechanical, electrical, plumbing, and low-voltage systems are installed before walls are closed. Decisions deferred past rough-in are the most common source of cost overruns in custom homes.Custom home building →
- Specimen Tree
- A mature, individually notable tree preserved or planted as a focal element of a landscape plan. Retaining specimen hardwoods is a common condition of lot clearing in wooded enclaves.
- Standing-Seam Roof
- A metal roof system with raised, concealed-fastener seams between panels. Valued for longevity and a crisp, quiet profile on porches, dormers, and connector volumes.
- Structured Wiring
- A planned low-voltage cabling backbone — network, audio, video, and control — installed during framing. Retrofitting it later into finished masonry and plaster is the expensive alternative.Smart home technology →
- Transitional Architecture
- A style that keeps traditional proportion, symmetry, and materials at the street while opening interiors and rear elevations to contemporary glazing and plan. It is the prevailing idiom in the community's newer estate construction.Architecture by enclave →
